The 51 forested acres are ideally located adjacent to Cortes Island's social and commercial centre (school, community hall, stores, health centre etc.) with easy walking/cycling to hundreds of acres of parks, trails, ocean and freshwater beaches and a public dock with floatplane service.
Cortes Island, the size of a large city, is accessed by ferry service from Campbell River on Vancouver Island, yet is sufficiently isolated to retain a relaxed, healthy rural lifestyle amidst unspoiled rugged beauty.
In addition to 1,000 local residents the Island has attracted a substantial seasonal, visitor and retirement population.
The property is located on a flat peninsula at the south end of the Island. The light green areas on the aerial photo are mostly short-lived alder trees (30-40 years) that create fertility and pave the way for more permanent Douglas Fir, Red Cedar, Pine and Hemlock (darker green areas). Access from the north is suitable for a subdivision road, and the south boundary borders a quiet country road. Power and telephone are available at the north end and also the SE corner. Drilled wells in the area are generally productive. There is good soil cover on the property, deposited long ago by melting glaciers.
This is the only large South Cortes property that is zoned for subdivision into small lots. (Most unsubdivided land can create 5 or 10 acre lots.) Zoning is R-1 which permits 3 residences plus a 645 sq ft 'cottage' and subdivision into 2.5 acre lots for individual well and septic system or 2 acre lots if either is shared.
The property may appeal to a small scale developer who would work in an extremely attractive environment. Someone near retirement age could build a home, recover investment and look forward to future income.
The price may be somewhat negotiable (but given the recent performance of Cortes Island real estate, it may in reality be underpriced!)
