The Yankee Flats Road has just been freshly paved and in in excellent condition.

The road to the peak is installed, with unexpected results. Lab tests by UBC Earth and Ocean Sciences have confirmed the presence of gold, silver, nickle and copper in our initial samples. Spectroscopic analysis using x-ray fluorescence techniques were performed, providing reliable validation of our preliminary visual observations, including those by an Engineer having both a geophysics background and mining experience who was on-site to recommend next steps. Infrastructure development continues and prospecting during August located several portions of a mineralize quartz vein near the base. Prospecting to locate the upper end of at least 1 quartz vein will continue in March 2020. Claims are filed, but there is lots to do so the current sole owner (KHI) is inviting enquiries from 1 more prospective Joint Venture development participant and future co-Owners to acquire an interest in this land on which 2 residences are allowed. Those with relevant business experience in or knowledge of appropriate scale exploration and milling operations will receive preference. Each participant will be required to purchase a minimum of $250K CAD interest and be registered on title, then take a suitable role in planning & executing the development adventure now being proposed. KHI is supplying: infrastructure, prospecting & investigation equipment (e.g. metal detection, Heerbrugg M5 Swiss stereoscope), heavy equipment (e.g. crawler loader, dump truck, jack hammers, 40 KVA electrical generator and screw compressor), ore mill components (e.g. grizzly, jaw crusher, shaker and slurry table), collected prospecting data on survey, as well as relevant engineering & operational expertise. However, KHI welcomes business, financial and technical input during the planning process ahead that we expect to complete this winter in Arizona.

Yankee Flats is located on the west side of the Salmon River Valley that lies between two parallel chains of mountains running NW to SE, each of which chains is part of the Intermontane Belt of Mountains at the south end of the Shuswap Highlands. Over the past 800,000 years 12 cycles of glaciation have occurred in the course of which ice over the region was as deep as 2 km. The most recent glacial period appears to have been approximately 11,000 years ago during which the last glacier deposited a wide range of mineral laden material from the north in the form of a lateral moraine along the east face of the Gneiss & Gabbro (Basalt like) mountain ridge on the west side of Yankee Flats. This overburden formed such a steep deposit of high quality “boney” material that this land has been hunted, hiked and selectively logged, but never farmed or mined. In 2017 the moraine was first opened using an excavator for road construction having 4 switchbacks to reach the bedrock ridge from which chunks of overburden have fallen over the millennia. In addition to a number of outcroppings, bedrock is fully exposed along both the peak and the foot of a portion of this mountain. There are approximately 4 natural benches of bedrock that were buried when the moraine was deposited by the glacier. The depth of overburden varies over the roughly 500 foot change in elevation, but nowhere appears deeper than 20 feet before bedrock has or could be exposed. The bedrock is mainly black in colour and heavily infused with quartz, making it very hard. The nature and quality of the minerals falling from the now open faces created by the road construction appear to warrant further exploration.

The overburden obviously includes a great deal of visible material brought in from somewhere else. Many large chunks of water-rounded (i.e. river worn, ancient shoreline or lake bottom) quartz fall from the wall of the moraine each time it rains. New minerals & rocks are continuously being exposed, many of which cause a metal detector to respond. Quartz veins are prominent and colours include: black, gray, green, brown and red. This combination of glacially deposited rock & mineral is consistent with Barkerville being only 190 miles NW on the same NW to SE angle that the Salmon River Valley lies, where it was left by the glacier that carved it.

This is a spectacular fully surveyed plot of mountain land with a new road to the first peak and it is zoned Rural Holdings permitting 2 full residences and an unlimited number of agricultural buildings. The upper benches are suitable for summer residence, hiking, equine use ... and now selective mining.

Backs onto Crown Land and bordered by quiet rural neighbors on 3 other sides, but still located on paved road. Its future will be collectively determined by future participants. Final price based on choices and degree of completion at time of acquisition.

Already has a commercial quality entrance with 32 foot wide gates and a 40 foot long 32" dia culvert with the right to a second driveway access along 1075 feet of frontage onto Yankee Flats Road just south of Shylynn Ranch and the Ovino Winery. Telus Smart Hub provides high-speed internet already on-site. Cell reception at the upper RV sites is excellent. This land has a fortune in both surface and quarriable landscape rock of many colours. Once crushing begins there will also be a large amount of crushed stone available as a byproduct of appropriate scale milling.

Regarding the colour coded satellite image, the below description applies:

Yellow line at bottom = Yankee Flats Road + Orange triangle = lot lines.

Green lines merely indicate a change in elevation of 350 feet from entrance to hidden site for a house on one upper bench sheltered by and just east of a bedrock outcropping ridge.

Dark blue line at the top of the image is the Old Logging Road that crosses this 21 acre property and intersects the major power line, 2 of the towers of which are marked with blue X. The yellow line to the left of the south lot line (beside the logging road) is a large pile of cut timber on the neighbor's land to the south. The logging road is in very good condition and quite smooth, presumably maintained for fire control by the power company who regularly fly the power line to inspect by helicopter = quite impressive.

A natural seasonal stream crosses this property just east of the logging road, but west of the rock ridge.

Pink Line is the bedrock outcropping comprising a granite & basalt ridge having quite spectacular views and several spots where an observatory or gazebo or even small seasonal guest cottages or other outbuildings would be well worth future investment. It is this natural feature that we would need to excavate through to connect the new driveway to the logging road. There is a meadow with a gentle grade at the eastern base of this rock ridge. The meadow slopes downward both north to south and west to east, then connects to the hidden building site at the red X adjacent the marking "Upper Bench" identified by the previous Owner who was considering transforming this property into a new rock quarry.

Black Xs at the 1st and 2nd switchbacks on the new driveway indicate the current position of 2 RV pads that we had created in the summer of 2017 and we live on between April and November annually.

This property has a rugged natural area west of the logging road all the way to the peak of the orange triangle, which is adjacent Crown Land. We have seen many deer (both Mule and White tail) and other wildlife in our area. Saskatoon berries are all over the land and likely attract some of the wildlife. After appropriate mineral exploration and extraction are complete providing greater access to several benches, the recreational value of this land will also increase making it excellent for hiking and climbing.

Access from FRESHLY PAVED Yankee Flats Road. We are very close to main Hwy 97. From Salmon Arm taking the northern 10 km of Yankee Flats Road, but we are only 4 km from the south end of that paved road and then 2 km to the main highway leading to Vernon (30 km) and Kamloops (80 km). There is also a shortcut over the Salmon River and through the forest to Armstrong only 20 km away.
