Yellow line at bottom = Yankee Flats Road + Orange triangle = lot lines.

Green lines merely indicate a change in elevation of 350 feet from entrance to hidden site for a house on one upper bench sheltered by and just east of a bedrock outcropping ridge.

Dark blue line at the top of the image is the Old Logging Road that crosses this 21 acre property and intersects the major power line, 2 of the towers of which are marked with blue X. The yellow line to the left of the south lot line (beside the logging road) is a large pile of cut timber on the neighbor's land to the south. The logging road is in very good condition and quite smooth, presumably maintained for fire control by the power company who regularly fly the power line to inspect by helicopter = quite impressive.

A natural seasonal stream crosses this property just east of the logging road, but west of the rock ridge.

Pink Line is the bedrock outcropping comprising a granite & basalt ridge having quite spectacular views and several spots where an observatory or gazebo or even small seasonal guest cottages or other outbuildings would be well worth future investment. It is this natural feature that we would need to excavate through to connect the new driveway to the logging road. There is a meadow with a gentle grade at the eastern base of this rock ridge. The meadow slopes downward both north to south and west to east, then connects to the hidden building site at the red X adjacent the marking "Upper Bench" identified by the previous Owner who was considering transforming this property into a new rock quarry.

Black Xs at the 1st and 2nd switchbacks on the new driveway indicate the current position of 2 RV pads that we had created in the summer of 2017 and we live on between April and November annually.

This property has a rugged natural area west of the logging road all the way to the peak of the orange triangle, which is adjacent Crown Land. We have seen many deer (both Mule and White tail) and other wildlife in our area. Saskatoon berries are all over the land and likely attract some of the wildlife.

The recreational value of this land is excellent for hiking and climbing. Many people already cycle along this peaceful plateau having pastures with sheep and deer directly across the road to our east.

Access from all paved roads, another valuable feature is that we are very close to main Hwy 97. From Salmon Arm taking the northern 10 km of Yankee Flats Road, but we are only 4 km from the south end of that paved road and then 2 km to the main highway leading to Vernon (30 km) and Kamloops (80 km). There is also a shortcut over the Salmon River and through the forest to Armstrong only 20 km away.
