This 4800 ft. sq. family home is situated on a 9.45 acre parcel. It is ideally located and oriented and it is also suitable for home business opportunities, a hobby farm or equestrian activities. A new addition was built in 2010 and two floors were totally redone. Development and investment potential is therefore enormous.
Access, location and orientation are ideal. It is near enough, yet just far enough away from Saskatoon which may be accessed via Highway 219, Clarence Avenue or Highway 11. Multiple paths mean that one may travel to almost anywhere in Saskatoon in a short time.
Pressurized Saskatoon water is possible, the supply is at the end of the drive, but the well supplies all of your water needs.
A new septic mound was completed in November, 2017. Some redundancy for service failures is provided by having two furnaces and two air conditioners (new in late 2017). There is a water softener and an R.O. filtration system.
A garden, apple trees, Saskatoon bushes and raspberries are on the property. Pine and fir seedlings are sprouting and there is a small deciduous tree farm to the north of the house. Trees may be transplanted in a manner that shapes your vision.
The acreage includes an electrified workshop/storage shed. For persons with equestrian interests, this structure could easily be converted into a stable (two or more box stalls plus storage for tack and hay). Fencing exists for three pasture areas and a paddock.
Decor is subdued and easy to live with. Public and private areas are nicely separated; yet, the open floor plan allows flow through the public spaces. This makes entertaining a joy as people will gravitate to different areas of the house throughout the evening.
The air-lock entrance is designed as a conservatory and cloakroom. Unlike most homes one does not step into a private space upon opening the door. Drafts and cold air are prevented from entering the house proper. It is the perfect place from which to see guests off.
This is only one of several areas in the home that you are unlikely to find in most homes. There is also a formal hallway, a dedicated office, a sunroom, a library/gallery and a formal dining room. An exercise/hobby space exists as a separate space in the walk-out basement. These rooms create functionality and interest that is unmatched by homes with one room living.
The sunroom/flex room could be used as a music room since it has great acoustics and space for a grand piano or it could be a very large office or the choice is yours.
A formal dining room can add a sense of occasion to a gathering. One does not view the kitchen and food preparation and clean up areas. If the event includes many people, the French doors could remain open so that one can connect the two dining areas and engage in conversation.
The library/gallery area has a second fireplace and it is a very cozy spot in which to read a book, enjoy the fireplace or overlook the scenery. One can view the fireworks on Canada Day. The continuous railing of the maple staircase is beautiful.
From the chair in the living room, throughout the year, one can watch the sun rise and, because of the adjacent fireplace, one can be cozy while it is occurring. This is another great spot to read.
In the kitchen, a Wolf oven, Fulgor gas range and Miele dishwasher make food preparation and clean up a breeze.
The large master ensuite is one of the primary features of this home. It boasts in-floor heat, a heated towel rack, Hansgrohe fixtures, a custom shower (Wedi) and Wetstyle sink and bathtub. The Hansgrohe fixtures are serviceable without damaging the shower. The towel rack keeps your towels not only warm but dry and the heated floor is very much appreciated in winter. Of course, the water closet is separate. One can bathe while watching the clouds, landscape and the birds or, on nights with a full moon, the experience of showering or having a bath takes on a new dimension that needs to be experienced.
All bedrooms are quite large and the master bedroom is particularly so. Walk in closet in the second bedroom. Bay window in the third bedroom. Guest bedroom is very welcoming and bright. Each room is distinctive.
One of the benefits of a walk-out is the ample natural light in the third level. The walkout has both in-floor heat and air vents.
This house has been smoke free and pet free; however, there is an extremely large pet enclosure at the rear of the house. Exterior accents include stone lintels, quoins and brickwork.
The upper deck is a wonderful place to be on a summer evening.
*The home has fibre-optic internet which is rare for a rural property. We have tried Sask-Tel wireless, satellite and Sask-Tell cell phone tower wireless and there is absolutely no comparison to the fibre-optic service that is available to Casa Rio hamlet residents.
We would be more than pleased to arrange a viewing or please come to an Open House (call 306-477-6714 or text 306-270-0570).
