We purchased the condo in the spring of 2015. After some upgrades, we started living here in June of 2015. The condo has been looked after very well. We do not allow shoes inside unless covered in new booties (we keep a supply of disposable booties for when service people must enter). We do not smoke and have neither children nor pets. We do not cook with hot oil. We are also here less than half time.

Hint to help check cleanliness of suites: Look at ceiling areas immediately above vents where hot and cool air come out. Is it discoloured? Repainting ceilings can be more expensive than walls. The ceilings throughout the suite were redone in spring of 2015; notice how clean they are.

The condo is in the desirable north tower. It is closer to the PATH, Union Station and the ACC than the south tower. Unlike the south tower (55 Bremner), the north tower has a 24-hour security station.

About $50,000 in upgrades include:

An unusual and desirable feature about this complex is chilled air is available all year (in many complexes, the AC is turned off during the winter). If you want to cool the second bedroom but not the living room, use an app on your smart phone to adjust the vents.

Better filters for the two fan coil units:

We ordered MERV 8 filters as per the manufacturer’s specifications. They help to keep the condo cleaner.

The condo complex has the typical amenities expected in a modern condo building (media room, two party rooms, indoor pool, hot tub, saunas and gym. A bonus feature is the outdoor area on the 10th floor which has a BBQ area as well as an outdoor swimming pool. There is free WIFI throughout much of the common areas on the 9th and 10th floors.

An item expected to add value and help control operating costs is a fibre optic backbone for a corporate LAN from P4 to the upper mechanical rooms, including every residential floor. There are many future potential uses for this including loss control (security and leak detection). It allows inexpensive video surveillance on the residential floors, if owners decide to have this. This may increase the market value of suites, as good security is often considered an important feature.

If the next owner plans to rent the suite fully furnished, corporate rentals seem to do very well here.

Things for the next owners to consider:

Before moving in, a fresh coat of paint. We have treated the condo gently but after more than five years, there will be scratches. We have a lot of artwork and this means small holes. Good quality paint was used and there were multiple coats; if not making a major colour change, a single coat may be all that is required.

Before painting, decide if you want to keep the TV mount and power cord in the same place.

Cleaning, although we will leave the condo very clean.

All shelves had new shelf liner applied when we moved in.

The bidet seats have only been used while sitting down; since they were installed, no one has urinated here while standing up

Decide on a service provider for fibre optic, if that appeals to you.

Bell and Bells & Whistles both offer fibre optic service. We use Bells and Whistles and are very happy with the product and customer service.

Decide where you would like the smart hub and your router located.

Where it currently is, in the second bedroom (we use as an office)

Above a hatch in the larger closet in the master bedroom. This location is where the fibre optic cables come into the suite.

Somewhere else (the tails on the new fibre optic cables allow relocation)
