Property Description

Here is an opportunity to purchase a 29.63 acre property that features a quality house with numerous unique features. It is well treed and is located adjacent to Highway 2, but far enough away that you don't see the traffic. Only 1/3 mile of gravel road lies between you and the 4 lane highway. If you commute to Calgary, it is 36 miles / 57 km to the intersection of Macleod Trail and Hwy 22X. The house is 1032 sq. ft. with a 240 sq. ft. boiler house (that houses all the utilities including the well pressure tank, boiler, central vacuum power unit and hot water tank). It is zoned as agricultural farmland just 1 mile south of the hamlet of Cayley, AB. Start a hobby farm, or just keep some horses; agricultural zoning gives you many opportunities. Custom designed and built, and meticulously maintained by the original owner, makes this place look like new. In the yard site, there is a 24 ft. x 48 ft. machinery shed. The house features 2 bedrooms (plus one 10' x 10' storage room) and 1 bathroom.

The house is very energy efficient. It has earth bermed walls that ensure the house is well tempered every season of the year. Winter time sees it easy to heat, and although it features in-floor radiant heat, the woodstove provides all the heat necessary. I have not used any propane in over 20+ years. The boiler has only run for about 48 hours (total on time). I light the woodstove every evening in the winter, and let it burn for about 3 hours. The high thermal mass of the house and the 1500 pounds of thermal mass surrounding the woodstove ensure that the house temperature doesn't fall much. On sunny days in the winter, the hot air solar collector automatically turns on and supplies warm dry air to the house during the day. In the summer, the earth berming and the large thermal mass means the house stays cool , even on the hottest days. If the outside temperature rises above +30 C, the inside temperature remains around +22 C.

There is a buried duct that supplies fresh air to the house by means of a super quiet variable speed fan. By the time the outside air travels through the 100 ft. buried duct, it is either cooled or warmed by the surrounding earth. At winter time outdoor temps of below -25C, the air is warmed by the earth and is about +12C by the time it enters the house. The air from the duct discharges behind the refrigerator, so no cool drafts are really felt. In the summer, the +25C outside air is cooled to about +15C.

Storage everywhere…above closets in 2 bedrooms, under front and rear stairs, hall closets, bedroom closets, boiler house, central store room with archive rolling shelves. There is about 500 sq. ft. of shelf space.

Plenty of other quality features as well.
