Regretfully, it is being offered due to a death in the family. Situated in the quiet community of Maplehurst in north western New Brunswick, it is accessible from 2 driveways with a beautiful view of Moose Mountain from your Kitchen window and the back yard, where it is not unusual to see deer or moose wandering through. The St. John river is a mere 3km west of the property situated midway between Perth-Andover and Florenceville and a short half hour drive from shopping in Maine.Very easy to heat as it is well insulated. The home has had several recent updates including a new electrical entrance and 200 Amp. service, new steel roof and full length front deck, tile draining around perimeter of property and a new hot water tank all in 2014/2015. The living room and bedrooms have laminate flooring and the bath has cushion floor. The kitchen and laundry room flooring needs to be replaced as it shows wear and was in the house when we bought it, however we did not have time to replace it , but that is an easy fix. Entry from the back door gives access to the small rear deck through a set of garden doors or into the kitchen/ dining area. Entry from the dining area takes you into the living room from which the front deck can be accessed through a second set of garden doors. The front bedroom is located off the living room and to the rear of the living room is a small hallway leading to the second bedroom and the bathroom or basement. Appliances included in the kitchen/laundry room area are a refrigerator, glass top range, upright freezer older microwave , dishwasher and washer and dryer, separeted from the dining area by an island complete with 3 barstools. The dining area includes a large oak table with leaf and chairs. The living room is furnished with a Lazy Boy reclining sofa, a glider/rocker, a double sofa bed with pillow top air mattress , 2 end tables and a flat screen t.v. Front bedroom is furnished with a double size maple bed and matching dresser and the master bedroom has a Queen size bed , dresser and small closet. There are some linens and towels, etc also included as well as pots and pans, plates and glassware, and cutlery. In addition there are 2 outbuildings , one opposite the back entrance and one behind the row of tall evergreens to the south side of the property.The second building should contain a short elevator to facilitate getting firewood into the basement wood room so the separate wood furnace has a ready supply of fuel, as well as one push lawnmower and patio furniture, etc.I cannot guarantee that all of the contents are still there. Property is located close to 4-wheeler and snowmobile trails for all season recreation. ALL reasonable offers will be given serious consideration, as I would like to sell the property rather than retain it.
