The neighbourhood was originally made up of families whose kids have now all just been leaving home. Within a 5 minute drive you will find many restaurants, coffee shops, building supplies stores (Home Depot, Rona), grocery stores (Superstore, Co-op, Sobeys, Safeway), exercise (GoodLife, Orangetheory, Evolution, YMCA, Anytime Fitness), banks (CIBC, TD, Royal Bank), credit unions, Costco, Walmart, Canadian Tire, and many shops in a variety of strip malls. A Dairy Queen is even closer 5 minutes walk!

The front of the lot has a double-wide driveway with a side crushed gravel parking area and a double gate opening to enough space beside the house for a small trailer. The front is a southern exposure, where there is a mature tree at the front lawn providing shade and privacy on the front of the house in the summer, and a mature coniferous shrub providing privacy in the summer and winter.

The natural gas furnace was replaced about 10 years ago with a higher-efficiency model with the air conditioning added at that time as well. The natural gas water heater is owned as well as the water softener.

The basement has been developed. But, about 25 years ago and prior to the development, the basement floor was totally replaced because the original concrete floor construction was having issues. Ever since then, and due to the improved construction and materials, the floor has been stable and has shown no signs of heaving or any other issues.

Inside the house the front door opens into a unique enclosed foyer which has feature windows looking into the front room, and there are doors to the garage, downstairs, and to the main floor after a couple of steps up. On the main floor, the living room features a large picture window looking out to the southern street-side with another wall having an oak mantle surrounding a natural fireplace. Between the front room and dining room, and between the dining room and the main entrance hallway, there is a unique wall feature with vertical openings. There is wood trim throughout the house with mahogany baseboards.

There is a large master bedroom with an ensuite (with shower), two good-sized bedrooms, a main bathroom, an upstairs laundry closet, a kitchen with an eating area and oak paneled cupboards, and a dining room adjoining the front living room. The kitchen includes a large refrigerator, dishwasher, and a full natural gas convection stove.

The front room/dining room and hallway to the bedrooms has new carpet installed in the last year. The flooring in the foyer, hallway to the kitchen, the kitchen, the laundry closet, and the two bathrooms has had new flooring installed in the last year as well.

In the basement there is a carpeted TV room/recreation room that spans from the front to the back of the house (36 feet) and half of the house across. There is a currently a pool table at the north end of this space. Custom cabinetry has been installed for storage in the TV room area, and dry good storage with room for a second refrigerator, and a set of cupboards with a small sink outside of the bathroom. There are two bedrooms (one with a Murphy bed installed, and one that is being used for a large office and sewing room), a bathroom with shower, a utility/furnace/storage room, and a utility/freezer room.

The neighbours and neighbourhood are safe, quiet, and friendly. Our two kids have grown and left home, so it is time for us to retire, move, and create a new nest for the two of us. It will be heart-wrenching to leave this home and the area, but the time has come.
