Entry on the main floor features an open concept kitchen, dining and living room area with vaulted 12' high ceilings and a wall of windows looking past the large 400 sqft deck towards the lake and mountains. Up the short flight of stairs are three spacious bedrooms and full 4-piece bath, completing the 1200 sqft living space.

The kitchen includes a full-size 30” range, 8 cubic foot refrigerator and double sinks, with plenty of cabinet and counter space. The bathroom incorporates the tankless hot water heater as well as the displays and controls for the electrical system. The insulated basement area accommodates the front-load washing machine, dryer, deep freeze and solar equipment, while still providing ample space for storage.

Electricity is provided by a 4000 watt 24-volt inverter/charger with 440 amps of battery storage and 480 watts of solar panels. A generator is integrated into the system to charge the batteries during extended cloudy periods and winter. The generator is stored in the insulated shed to reduce noise and can be controlled manually from inside the cabin or set to automatically turn on and off when the batteries are low. All appliances, including the generator, run off propane provided by a 500-gallon tank rented from CanGas out of Kamloops, BC. Satellite dishes for TV and broadband internet are already in place, with many more extras included too.

Water is sourced from a nearby spring, with the lake as backup, and stored in a tank buried below the frost line up the hill and gravity fed to the cabin. There is also an above ground storage tank for use during the warmer months. Wastewater from the bathroom and kitchen goes to the septic tank, which was pumped out in 2019. The grey water from the washing machine goes to a separate drainage system. Heat is provided by the Regency F2400 wood stove purchased new in 2019 and a 35000 BTU direct-vent wall furnace.

Notice to buyers: The property comes with part ownership in a grader that is used to clear snow and maintain access during the winter months. The property is not subject to the speculation and vacancy tax.


Pinaus Lake is the largest of the immediate surrounding fishing lakes, the others being Little Pinaus, Square, Lady King, Woods, Jimmy and Nugget. Situated in hunting region 3, region 8 is a short drive down the road. There are three access routes into the lake that take between 20-30 minutes from the highway.

The lake is approximately 162 hectares in size, with a mean depth of 72’, a max depth of 190’, and sitting at an altitude of 1000 meters. The lake consists mainly of rainbow trout, as well as perch. There are no motor restrictions. The lake freezes over by late December or early January and generally starts to break up in March/April. Around the lake and surrounding areas are endless trails and logging roads.

During spring/summer/fall, the drive time from Vernon is approx. 45 minutes, while in the winter the drive is approx. 1 hour. Drive time from Kamloops Hillside area is approx. 1 ¼ hours.


Falkland is the nearest town that offers such amenities as a Petro-Can, grocery store, pub, café, fine dining restaurant, post office, elementary school and library. Much of the surrounding area is farming and ranching, with logging being active as well.
