Starting with an old historic building built In the style of Frank Lloyd Wright. It was originally built as the Crown Bank of Canada Est 1906 We have completely renovated this two story 2800 sq ft commercial residential building . An incredible upper executive apartment and a cafe occupying the lower floor and basement. A large exterior patio deck and on site parking. The building and property are for sale but not the business on the lower floor.

DECK INFO: The deck was constructed with engineering plans required by building department. It is commercially loaded and inspected. The top material is TREX decking a lifetime composite material screwed down with stainless steel screws. the main structure is held up by 24 posts on 24 inch cement pads set below the frost line. The railing is a commercial grade aluminum powder coated black paint done by Renton Railing of Simcoe.

WATER AND HYDRO,GAS: INFO: New hydro electric lines where installed to the building allowing for 600 amp service to be installed . The meter box has space for 3 meters and inside disconnect switch's for all three. Two meters are in use one for each location they are totally separate. With the downstairs having a 200amp breaker panel box and the upstairs having a 100amp breaker panel box. This leaves a third disconnect switch with 200 amp capability for further construction. The zoning on the property allows for 80% coverage on the lot. The Gas line was separated in 2009 for the two locations to have separate meters witch are located on the south wall beside the main entrance to the café. RENOVATION INFORMATION: The building was completely gutted to the studs and all existing plumbing and wiring was removed and replaced with new to code wire and plumbing. INSULATION: Also all the walls and second floor studio ceiling spray foamed by Insta Insulation with 3.5 inches in the walls and 6 inches on the ceiling. including the basement. The basement was drywalled with green board and the ceiling was drywalled with 5/8 fire rated drywall and fire taped. The ceiling in the café has been insulated for sound and fire with fire rated ROXUL insulation R20. The fire rated drywall was put over that then taped. WOODWORK: All existing woodwork trim and doors, fireplace mantels where striped hand down to bare wood and refinished. Some of the woods are Butternut, white oak, ash. The floor on the second floor is mostly 5/8 solid bamboo in the main rooms and oak in the entry way and kitchen area. with Oak Crown molding in all rooms The upstairs bathroom is completely ceramic tiled floor and walls with a large walk in shower. Also washer dryer hook ups.
