Step 1: Create Your FSBO Listing
Start by creating your FSBO listing on our platform at no cost by entering your property details—address, photos, description, and more. This sets the foundation for both FSBO Only and MLS® System listings, and you can save your progress as you go through the steps at YOUR own pace.

Step 3: Complete the MLS® System Listing (Combo Option Only)
For the Combo listings, we reuse the FSBO data you already entered to speed you through the MLS® System listing steps (most finish in ~1 hour). Here is where you add special details like commission offerings to agents, the type of shingles, foundation, heating type, price and showing instructions to name a few, then hit the Notify Brokerage button. Our MLS® System team calls you back within 12-36 hours based on listings-flow (7 days a week, holidays included) to review your listing before uploading it to REALTOR.ca's MLS® System, reaching millions of buyers.
Our Refund Policy - 100% Money-Back Guarantee

Cancel within 14 days of purchase for a full refund on both FSBO ($149) and the MLS® System portions (if purchased), as long as your FSBO listing hasn't gone live on ForSaleByOwner.ca. (After purchase, you get to choose if you want your listing to go live right away or not.)
The $149 FSBO fee is locked in (non-refundable) the moment your listing gets switched to "Active" status (publicly visible), which is controlled by you.
After "Notify Brokerage" has been pushed for REALTOR.ca Combo Listings
As soon as you order the REALTOR.ca service, you will be taken to the online MLS® System listing steps to complete the MLS® System portion of the listing process. There are typically about 10 online steps required to complete the REALTOR.ca listing. Most of the steps take less than 2 minutes to complete, and two of the steps take about 15 to 20 mins each. This process gives each seller ample time to evaluate the service to make sure they are 100% comfortable with the process. If at any time you feel that this process is not for you for whatever reason, simply let us know by email that you do not want to proceed and then follow up with a call to make sure we received it. Following this simple process allows you to request a refund for any reason right up to the last minute - prior to your listing going to the MLS® System department for processing.
Once you hit the final step in the MLS® System Listing Steps which is the "Notify Brokerage" button for processing your MLS® System listing, the REALTOR.ca portion only becomes non-refundable at that time.
(The REALTOR.ca portion is $350 for residential and commercial sale properties, or $200 for land-only or rental properties.)
