What is Conveyancing?

After you've accepted an offer, your contract requires legal conveyancing where contract terms and conditions are confirmed, funds are accepted and paid out (i.e. to your mortgage lender), land titles are transferred, and closing procedures are followed.

Paralegal Plus offers a competitive, remote signing conveyancing rate of $850.00, plus government fees* and GST for all Alberta listings. (Shop around and you'll find that many law firms charge around $1,000.00.)

Conveyancing Services Include:

Conveyancing Paralegal Services
  • Reviewing the purchase contract
  • Conducting property tax searches, title searches and other searches
  • Reviewing Real Property Reports (RPR)
  • Obtaining mortgage payouts and information on other caveats, liens, condominium estoppel certificates, and other registrations on title
  • Preparing a Statement of Adjustments which outlines the cash needed to close the transaction
  • Preparing closing documents such as the transfers of land and a tax declaration
  • Sending trust letters to the buyer's lawyer
  • Negotiating trust conditions, if required
  • Registering the discharge of any mortgages
  • Paying out any mortgages on title, real estate brokerage commissions, and legal fees
  • Depositing sale proceeds into the your bank account or couriering a cheque to you
  • Providing you with final reports (Please note: This can take up to a few months after the transaction closes depending on Land Titles registration times.)

The best part is that there are NO upfront fees to you for this service. Conveyancing fees are deducted from fund disbursements when your deal closes.
