"We highly recommend using FSBO (For Sale By Owner Inc.) to anyone wanting to sell their house without hiring a real estate agent and brokerage. FSBO will assist you every step of the way from the initial data entry on the MLS website (patience will be needed, but the process is very intuitive) to the negotiation phase (all the forms and info you need are easily available) and for the final sale. Their response to questions and MLS listing change requests were swift throughout the process. They provided very clear guidance from start to finish.

We offered any buyer's agent a commission of 1.0%. Commissions are negotiable in agent represented sales and in private sales. We facilitated our open houses, answered questions and booked showings for buyer's agents. We were able to meet potential buyers and personally introduce our home. We sold to a buyer that we showed our home to privately, and then worked with their agent to complete the final price negotiation and paperwork. It was a very pleasant and professional experience.

There was no advantage to hiring an agent for this sale. Some homes sold much quicker than ours and some homes were/are on the market much longer. For us, selling independently was familiar (we've done it three times before), a manageable challenge, and a money saver.

Keeping yourself updated on current statistics will be a fundamental part of your selling experience. The one invaluable piece of information when selling is the recent sale prices in your area. This timely data is the only real gauge of what buyers are willing to pay - and what sellers are willing to sell for. This information has long been held secretly within the Realtor community, but is now very easy to find on many websites. You'll be in the drivers seat when negotiating a price and the conditions of your sale.

A cautionary tale for potential independent home sellers, you will (as we did) encounter agents that are not supportive of your selling privately. We experienced disrespectful interactions in person, on the phone, via E-mail and through text. Because buyers could contact us directly via MLS, it got back to us that agents had told them things that were false and hindered the process for us as well as their clients to whom they are meant to support in an ethical and professional manner. We did have positive interactions with realtors as well, including the realtor representing the person/s who bought our home.

We are not pro-private sale or anti-realtor. There are people who will be more comfortable and appreciative of having a real estate agent sell their home. And, there'll be some who would like to sell their home independently. Neither is right or wrong. What's important is that you know you have the choice to do what's best for you.
